Can my landlord charge me to replace laminate tile?

The landlord told me when I moved in that the laminate was was prone to staining and that we couldnt place anything rubber on it. Unfort, several of my kitchen appliances and some furniture has left stains on the laminate. Also, my water dispencer leaked and caused 3 of the tiles to start to lift.

Can the landlord charge me to replace the all of the laminate. At most it is 10% of the kitchen and bathroom. The laminate is 10x10 ir 12x12in tiles.

Also, the landlord is saying that we MUST use their carpet cleaning service, which is quite expensive. Can they make us use their company?

Note: I was the first tenant in this unit (New apartment) and have lived here 4 years.

If you signed a typical boiler plate rental agreement the damages can be deducted from your initial security deposit, especially if the flooring was stipulated. As for the proprietary carpet cleaning company for the building, it could be argued to use another company as long as your intent is in good faith and its not stipulated in the rental agreement you signed to facilitate one contractor only.

If the damage was beyond normal wear and tear then yes your landlord can charge you to replace the damage tile.
Normally a carpet cleaning service that cleans for a landlord offers them a good deal because they have a repeat business with them. I am surprised that it is so expensive.
