Tenants who will not allow repairs on the house

I had water damage to the house that I own. Repairs need to be done on the house. The tenant feels she should not have to pay rent while repairs are going on. She does not have renters insurance. She also will not let the contractor in to do repairs until this is resolved. Do I have to pay for her rent?

Does she have to move out or anything until while these repairs are going on? Unless you have to make her move out for x number of days to make the repairs then no, she should have to pay rent. Water damage and damage to the house are things that happen.

Besides, you are paying for the repairs not her.

Maybe you might have to go supervise at the house with the repairs are underway or something to ensure he can get in an make the repairs. I'm not sure if you have to post something like that days in advance or anything.

No, a landlord has to show a "reasonable response" to problems which you are trying to do. She is interfering with your ability to do that. If she is able to live there (safe and healthy) while repairs are done she must continue to pay rent as you make the repairs
